Los Yoses (San Pedro area; east-side San José)
PROPOSAL: A joint-venture partnership for a three-tower condominium project on a one-hectare (2.5-acre) piece of land in the excellent residential area of Los Yoses.
GENERAL CONCEPT: A condominium project consisting of three towers (two 25-floor towers and one 13-floor tower), with a total of up to 200 units. The property consists of one hectare of land (10,137 m2; 2.5 acres) with a stream to one side in a central part of Los Yoses, with easy access off the highway and from downtown San José from multiple points (see aerial images below). This property is the last sizeable, buildable piece of land in that area. The concept is to build on about 20% of the land, leaving 80% (8,000 m2; two acres) for green/social/recreational areas (including an enclosed swimming pool). The municipal zoning approval (“uso de suelo“) has already been obtained for the project.
With traffic in and out of San José becoming more and more congested, there’s a trend for many people who work in the central San José area to move closer to downtown (whereas, in the past, when traffic was lighter, many people moved further out into the suburbs). But security is also a concern. This gated condominium-tower project meets both of those needs, with this property in particular being highly desirable due to the easy access, the peaceful area, and being just minutes from downtown San José. This would be the first tower project of any significant scale on the East side of San José.
OFFERED BY: Mr. Sheldon Gold, a New Yorker and part-time resident of Costa Rica for the past 30+ years. Mr. Gold is very active and well known in the Costa Rican community, and he served as Honorary Costa Rican Consul in New York for eight years under the Monge and Carazo administrations. He has been involved in residential projects both in Costa Rica and New York. References are available upon request from several well-known Costa Ricans. The property consists of three separate parcels, which Mr. Gold pieced together over many years (with the final parcel being purchased in March 2008). Now that he is semi-retired, and the timing is right, he is now moving ahead on his Costa Rican projects.
PRELIMINARY ARCHITECTURAL DESIGNS: Mr. Gold has networked with several architects over the years. Several have prepared preliminary conceptual designs, including an extensive detailed design by the well-known architect Luis Dobles (Luis Dobles Arquitectos Asociados). See photos for a sampling from the Dobles design. Mr. Gold envisions a luxury project, including an emergency medical facility, maid staff, high security, etc.
OTHER PROPERTIES: Mr. Gold also has two other exceptional properties for other, smaller development projects. One property, also in Los Yoses not far from the tower property, consists of 1,600 m2 (0.4 acres) of land that would be ideal for (and has the “uso de suelo” for) an office/apartment project (there’s a shortage of office space in that area). The other property is in San Ramon de Tres Rios and would be ideal for a mountain hotel project (I.C.T. approval was granted years ago, but Mr. Gold felt it was premature. But, now that tourism has increased, this would be the time to move ahead.
