Own a Major Piece of a Touristic Valley

General Orosi Valley Area (Cartago)

Ujarrás (Orosi Valley Area, Cartago)
Asking US$6,000,000

Ujarrás (the general Orosi Valley area, Cartago) - An exquisite, 95.8-acre (38.8-hectare), working farm of mostly coffee but with a small area of chayote (vegetable pear; merliton). The farm has seven worker's houses, a warehouse, garage, etc. The main paved road runs through the middle of the farm. The farm also has a stream running through it that emanates from a nearby hot spring at the head of the valley (the water in the stream within the farm is luke warm). The farm produces about 1,000 fanegas (the unit of measurement used here, equating to roughly 100 pounds of the raw coffee cherry). The climate is fantastic, with average daytime temperatures in the mid-70's F...year-round (being so close to the equator, there's very little temperature variation throughout the year)!

Although it is indeed a gorgeous farm, the higher value of the property would be for other uses (touristic project, residential development, etc.). It has tons of road frontage as well as over 700 feet (220 meters) of frontage along Lake Cachí. It's in the heart of a very touristic area, just a few blocks from the Ruins of Ujarrás (the ruins of the first church established in Costa Rica, cerca 1570, and is now a national monument). Also nearby is the Charrara recreational park. The general Orosi Valley is said by many guidebooks to be the prettiest valley in the country, with stunning scenic beauty. The area is rapidly growing in touristic appeal, given the wide range of nearby attractions, including two public thermal baths (in the town of Orosi), a five-star hot spring/spa resort, world-class whitewater rafting and kayaking, Lake Cachí and the Cachí Dam, various cultural landmarks such as the Orosi Church (which is the oldest church still in operation here, dating back to 1743) in addition to the Ruins of Ujarrás. Within easy driving distance are the Irazú and Tapantí volcanoes, the Lankester Botanical Garden and the Guayabo indian ruins and excavation site dating back to 1,000 B.C. It's a fantastic area that is already being enjoyed by numerous foreign retirees and tourists. Asking price: US$6,000,000 (but negotiable)
